Vitrified clay, standard through the sixties, is chemically indestructible but comes in short sections with a joint every few feet, and every joint is a door for roots. Orangeburg, a tar-impregnated fibre pipe used widely in post-war construction into the early seventies, does not crack so much as deform, going oval and eventually collapsing under load. Concrete laterals suffer crown corrosion from sewer gas over the decades.
Layer the local conditions on top. Mature conifers and big-leaf maples sit over these lines all over the older parts of town. The slopes off Norway Hill and Westhill mean differential settlement and offset joints. The flat ground near the Sammamish River sits on soft alluvial soil with a high winter water table, which is exactly where bellies form and groundwater infiltrates.
